I have been obsessing about purchasing the Omni Building. It is for sale for $1,500,000. It has four years left on a lease with the Forest Service at $270,000 per year. So you have one million in income guaranteed for the next four years - get a 15 year mortgage and you could commit half of the income to the payments, taxes, insurance… and the other half to improvements to get it ready to rent space out. What would i put in there? Hmmm… With the back parking area i’d do an RV park. There is a trail to the ballfields and it is a two minute walk to the grocery store. One big room downstairs could be a large computer lab for use in the summer by the transient population and the rest of the year for community training classes or training space for programs/conferences that need computers. Perhaps have LAN parties there. With the loading dock on the other side you could have heated storage - maybe record storage? The building is sprinkled and ADA accessible. Upstairs - an apartment or few? Business offices? Gallery/meeting hall? Teen center? The gears are turning.
